The Future of Construction on Commercial Lots
With increasing infill in Perth’s central sub-region, mixed use and commercial properties are being constructed on smaller lots with more stringent requirements to comply with traffic flow and acoustic requirements. With these conditions, developers are beginning to discover the benefits of turntables for delivery trucks and waste management to meet the strict requirements easily and cost effectively.
Through our own research and discussion with stakeholders, accommodating reversing trucks in a building design can lead to undesirable outcomes for buildings and loading docks which could be easily avoided by the installation of a truck turntable. Through elimination of the large turnaround bay, space is now available for additional parking, or increased apartment or office floor space. Reversing trucks can add to the noise during everyday operations, loading/unloading events, not just from the increased time it takes to reverse, but from reversing alarms. This is another issue solvable by a turntable, which can therefore reduce the impact of noise and assist with meeting the acoustic impact of the development.
